Inspected Once, Inspected Right!
Some of the AOAO and HOA Boards over recent years have asked us to perform unit inspections to identify issues that could be devastating if not taken care of properly. For example washing machine hoses. Did you know a ruptured hose will flow at 5 gallons per minute? Depending on the type of floor in the unit and the sub floor construction it could take up to an hour or more for anyone to notice the leak. Once this occurs it can lead to issues such as mold, cabinet damage and structural damage this then becomes a very grey area if it leaks into other units.
In my years of property management I have seen these issues cause headaches for the Board because the leak occurred through the common element and sadly the AOAO insurance had to pay the bill for something that could have been prevented and was not an AOAO issue in the first place.
Now thanks to HRS 514-B have the right to require inspections in the units and to have these items repaired or replaced. .
Items found on a recent 514-B Inspection:
· Constantly running toilets
· Loose toilets and bad wax seals
· Faulty caulking around tubs and showers
· Faulty caulking around windows and doors
· In-operable water shut-off valves
· Loose sink traps
· Old water heaters ( we have seen some that were 14 years old still in operation)
· Illegal taps into the Association plumbing with an open end (mostly condensate lines from A/C units)
The typical cost of these inspections starts at $60 per unit depending on the number of units and items requiring inspection. We can assist you in developing a list of items that should be inspected. |
