We have just completed a resort property that entailed 11 buildings 4 stories high. The scope of the project was dry rot and termite damage repair. This project was a yearlong project the total ended up at $1.1 million with change orders and some unexpected damage. The Board saved anywhere from $300,000 to $600,000 using our services.
The original scope of work was just the fascia part of the project the onsite roofing company was contracted as an add on to the contract to replace the beams and roof rafters. We had a meeting and determined that the roofing contractor could not handle the beam and rafter repair. We contracted it out to the qualified contractor doing the fascia replacement.
The association as a bonus got the painting included in with the repairs. The work being completed should last for 35 years if properly maintained with scheduled painting etc.
Work Performed: Day to day management of the dry rot repair project as well as the change order process.
Cost: $138,000.00
Pacific Inspection Group was contracted to oversee the day to day management of the contractor and to insure the scope of work was followed correctly. We worked diligently with the Management Company and the contractor to stay under the AOAO’s budget.
The scope of work was provided by another inspection company it was a very detailed report. The work schedule was estimated at 4 to 6 weeks for completion barring any change orders that occurred, upon reviewing the location of the project and noting that it was a vacation rental complex I recommended that the Board approve removing 36” around the entire complex. The reason for this recommendation was simple aesthetics. It was more pleasing to the eye and overall it looks planned not patched.
The cost added to the contract was minimal and the Homeowners, Board and the Management Company are very pleased with the outcome. I also negotiated with the contractor to have all the repairs painted under the AOAO’s budget as well.
